New granny flat rules in NZ — and an easy scaffolding option for small builds in Auckland
If you're a builder working in Auckland, you've probably already heard about the upcoming rule change allowing small standalone dwellings to be built without full building consent.
The new legislation is expected to make it easier to build minor dwellings and granny flats up to 70 m², as long as the work is done by licensed professionals and complies with the Building Code. In practice, this means fewer delays, less paperwork, and many more small residential projects.
From our perspective at Sidewall Scaffolding, this change will noticeably increase the number of backyard builds, minor dwellings, and compact houses across the region. These projects are usually straightforward, move quickly, and require trades on site without long waiting times. But one thing that doesn't get smaller just because the house is smaller is the cost of scaffolding.
We kept hearing the same comment from builders: the job might only be sixty or seventy square metres, but the scaffold quote looks like it belongs to a full-size house. Even on a small build, you still need safe access for roofing, cladding, gutters, painting, and exterior finishing, and safety requirements don't change just because the footprint is smaller. As a result, scaffolding can often take a bigger share of the budget than expected.
Because we work with residential builders across Auckland every day, we noticed that granny flats and minor dwellings are often very similar in size and layout. That allowed us to standardise the scaffold setup and reduce much of the uncertainty around pricing. Instead of quoting every small job from scratch, we developed a fixed-price scaffold package designed specifically for builds up to around 70 m².
We now provide scaffolding for granny flats throughout Auckland for a flat fee of $2500 + GST. The idea is simple — a safe, compliant system scaffold installed quickly, without complicated quotes and without surprises halfway through the job. By using Layher system scaffolding and a setup suited to most small residential builds, we can keep installation times predictable and costs manageable, allowing us to offer the same price across Auckland for these projects.
We expect the new rules to make small builds much more common over the coming years. Homeowners are considering granny flats for family members, extra income, or better land use, and builders need suppliers who can keep up with these projects. Not every job needs a custom scaffold design, and not every builder wants to spend time chasing quotes for a small site.
That's why we introduced this fixed-price option. If you're building a granny flat or minor dwelling in Auckland and need straightforward, safe scaffolding without the usual hassle, contact Sidewall. It's a simple package for a type of job that should be simple.
